In a recent conversation, Sidharth Chowdhry, Managing Director at Dalcore India, reflected on a professional journey spanning over five decades across global real estate markets. In discussion with Shalin Raina, Managing Director at Cushman & Wakefield, he shared insights into his career, his approach to luxury development, and the thinking behind Dalcore’s flagship project, The Falcon.
A Global Career Shaping Local Expertise
He began his career over 52 years ago, studying and working in the United States before returning to India and later moving to the Gulf region. His work across Saudi Arabia, Kuwait, Jordan, and Iraq involved managing complex, large-scale developments, including major presidential projects in Iraq an intense phase that shaped his understanding of scale, execution, and resilience.
For the past 20 years, he has been closely associated with Gurugram’s real estate market, contributing to several of the city’s super-luxury residential developments. His current role at Dalcore represents the culmination of this experience, now focused on The Falcon.
The Falcon: Location Anchored by Design
While location remains a fundamental driver in real estate, he emphasised that it must be complemented by thoughtful design. The Falcon benefits from a prime location on Golf Course Road, Gurugram, but its differentiation comes from how design and planning have been approached.
Dalcore engaged UHA London to lead the architectural design, including the façade and structural concept. The result is a single, iconic tower that is visually distinct, modern, and future-oriented unlike other developments along the corridor. The project also features panoramic lifts and has been designed as a LEED Platinum–certified development.
Design as the Foundation of Luxury
At Dalcore, luxury is defined not only by architecture, but by the complete design ecosystem. For The Falcon, Philippe Starck has been brought on board as both brand and design partner, shaping the residences, common areas, club spaces, and landscape.
The design philosophy extends beyond aesthetics to include interior planning, service design, and long-term maintenance strategy. It is the alignment of these elements that creates a meaningful experience and lasting value for homeowners an approach central to The Falcon.
Partnerships That Add Value
He also spoke about Dalcore’s collaboration with Cushman & Wakefield, which began as a sales and marketing engagement and evolved into a broader strategic partnership covering branding and valuation services. The teams were described as professional, reliable, and consistent across verticals.
A Vision Built on Experience
Decades of global exposure and hands-on leadership shape Dalcore’s development philosophy today. With The Falcon, the focus is on bringing together location, architecture, interior design, and service planning into a cohesive residential offering globally informed, thoughtfully executed, and built to endure.
